We are TLR Homes in Vidor, Texas. Family owned and open since 2001.
I want to tell you about the moment I knew this was working, and it was not a number on a report.
It was a truck in my parking lot before we opened.
Then it happened again. Then it kept happening.
People sitting out there waiting on us to unlock the door.
And here is the part that got me. They already knew everything.
These were not shoppers. They were not there to kick tires and ask what a doublewide costs. They had already been looking at specific homes. They had already talked through financing. They already had their questions answered.
In a lot of cases they had not talked to a single person on my team yet.
They had been talking to Judy.
Judy is the AI that The Mobile Home Guys put on our leads. She answers the second somebody messages us. Nights, weekends, six in the morning, does not matter. She answers questions, figures out what somebody actually needs, and gets them to the point where a conversation with a real salesperson is worth having.
We have literally had people sitting in the parking lot waiting for Judy to get to work.

The first deal told me most of what I needed to know.
Within about thirty days of launching, we closed an eighty thousand dollar sale.
Cash.
That buyer came in planning to finance. Ended up paying cash for the home.
That was one of the first deals out of the system. The proof was kind of in the pudding at that point.
But the deal I think about more is the one that should have been gone.
We had a customer who got talked out of buying. Not by us. She went to a competitor, and then she decided not to do it at all, and she disappeared.
In this business that is a dead lead. Everybody knows what a dead lead is. You stop calling. You move on. There is no version of my sales floor where somebody is still working that woman four months later.
Except she came back. Months later. And she bought a home from us.
Judy literally reeled her back in.
She never stopped following up. Not in an annoying way, just consistently, over months, while everybody at my dealership had long since moved on to the next thing.
Here is what changed at the business level.
We used to do a handful of deliveries a month.
We are in double digits now, and it has stayed there.
Same lot. Same town. Same team.
I am going to be honest about why I hesitated to do this interview.
I do not want my competition using this.
That is not a line. That is the actual reason.
But somebody asked, so there it is.
